THE PROCESS

  • Before we begin touring homes, securing financing is essential. I can connect you with trusted local lenders who will walk you through loan options, down‑payment requirements, and pre‑approval. A strong pre‑approval helps you understand your purchasing power and positions you as a serious, competitive buyer when you're ready to make an offer.

  • Now the fun begins! I’ll curate listings that match your criteria, arrange private showings, and keep you updated the moment new homes hit the market. As we tour properties, I’ll point out details you may not notice and offer insights on neighborhoods, pricing trends, and long‑term resale value. Together, we’ll narrow the search until you find the home that feels right.

  • When you’ve found “the one,” I’ll help craft a strong, strategic offer based on market conditions, comparable sales, and your goals. I’ll guide you through pricing, contingencies, timelines, and negotiation strategies—advocating for your best interests every step of the way. My goal is simple: help you secure the home on the best possible terms.

  • Once we’re under contract, I’ll help you schedule a professional home inspection so you can understand the true condition of the property. Your inspector will provide a detailed report outlining any repairs, safety concerns, or maintenance items to be aware of. I’ll review the findings with you, answer your questions, and help you determine which items are worth addressing with the seller. If needed, I’ll negotiate repairs or credits on your behalf to ensure you feel confident and protected before moving forward.   • Your lender will order an appraisal to confirm the home’s value. This step protects both you and the bank by ensuring the purchase price aligns with the market. If any issues arise, I’ll guide you through next steps and work closely with your lender to keep the process moving smoothly.

  • Right before closing, we’ll complete a final walkthrough to ensure the home is in the condition agreed upon, repairs have been completed, and everything is ready for move‑in. I’ll be right there with you to help verify the property and address any last‑minute concerns.

  • This is the finish line—and the beginning of your next chapter. At closing, you’ll sign the final documents, receive your keys, and officially become the owner of your new home. I’ll make sure everything is clear, organized, and seamless so you can celebrate with confidence.
